Booking
terms.

The terms you agree to when you book a stay at Olu. We've kept them short and fair.

Booking & confirmation

A request through our website or app is not a confirmed booking until we reply to confirm availability and you've paid the deposit. Once confirmed, your apartment and dates are held for you.

Payment

Cancellation & refunds

Check-in & check-out

Check-in is from 2:00 pm and check-out is by 11:00 am. Early check-in or late check-out can often be arranged — just ask, subject to availability.

Guests & occupancy

Only the guests named in your booking may stay overnight, up to each apartment's stated maximum. Please don't exceed it — it affects safety, bedding and our licence. Let us know in advance if your numbers change.

Damage & liability

Guests are responsible for any loss or damage they cause beyond normal wear. Olu is not liable for guests' personal belongings; please use the safe where provided and lock your apartment when out. To the extent permitted by law, our liability is limited to the value of your booking.

Events beyond our control

If circumstances outside our reasonable control (extreme weather, utility failure, government action) prevent your stay, we'll offer alternative dates or a refund of unused nights. We're not liable for related costs such as flights.

Governing law

These terms are governed by the laws of Sri Lanka. Any dispute will be handled in the courts of Sri Lanka.
